What to Expect

Why should I choose Property Refit Ltd. instead of a general builder or individual tradesperson?

That's an excellent question—and probably the most important one you can ask.

Kitchen, bathroom and interior refurbishment projects bring together many different trades including plumbing, electrics, plastering, tiling, flooring, decorating and joinery. While many contractors can complete parts of the work, coordinating everything to a consistently high standard is where experience really matters.

At Property Refit Ltd., we specialise in complete room transformations rather than individual trades. Every project is carefully planned, professionally managed and completed by a trusted team who work together regularly. You'll have one point of contact from your initial home visit through to completion, with every stage coordinated for you.

We don't believe in shortcuts, hidden extras or simply replacing old with new. We look at the entire room, suggesting ideas that improve how the space functions as well as how it looks. It's a more considered approach, but one that delivers better long-term results.

What happens during the initial home visit?

Your home visit isn't a sales appointment—it's the beginning of the design and planning process.

We'll spend time listening to what you'd like to achieve, discussing ideas, suggesting practical improvements and identifying opportunities you may not have considered. Once we understand your aspirations, we'll carefully measure the space and record everything needed to prepare your quotation and, where appropriate, your complimentary kitchen or bathroom design.

A typical home visit lasts between one and one-and-a-half hours, giving us plenty of time to understand both your property and your project.

Do you need to visit my home before providing a quotation?

Yes.

Every property is different, particularly the period homes and character properties we regularly work in throughout Bicester, Oxfordshire, the Cotswolds and Buckinghamshire.

A home visit allows us to assess the project properly, identify any potential challenges before work begins and prepare a comprehensive quotation that reflects the work required. We believe this is the best way to avoid unexpected costs and ensure there are no unpleasant surprises later.

Do I need a finished design before starting the process?

Not at all.

If you're planning a kitchen or bathroom installation, having a design is helpful—but if you don't already have one, we'll arrange a complimentary CAD design through one of our trusted design partners.

For interior refurbishment projects such as flooring, internal doors, decorating or built-in furniture, we'll simply provide a detailed written quotation that clearly outlines everything we've agreed during the home visit.

How involved do I need to be in the design stage?

As involved as you'd like to be.

Some clients arrive with magazine cuttings, Pinterest boards and detailed ideas, while others simply know how they'd like the room to feel. Either approach is absolutely fine.

We'll guide you through the process, discuss layouts, practicality and finishes, then work with our trusted suppliers to produce your complimentary design. Once you've received the visuals, you'll be able to refine products, colours and finishes until you're completely happy with the final design.

How long does it take to receive a quotation?

Most quotations are completed within one week of your home visit.

For larger or more technically complex projects, we may arrange an additional visit from our electrician or Gas Safe engineer to ensure every aspect has been accurately assessed. In these circumstances, quotations typically take around two weeks.

We'd much rather spend a little longer producing an accurate quotation than rush one that's incomplete.

Is the home visit free?

Yes.

Every Property Refit Ltd. home visit is completely free and without obligation.

Do you provide written quotations?

Absolutely.

Every quotation clearly outlines the work we'll be carrying out, giving both you and us a clear written scope of works before the project begins.

How accurate is your quotation?

Very accurate.

Because we spend time planning every project properly during the home visit and design stage, we're able to produce realistic quotations that include the work we know will be required.

Unlike some contractors, we don't deliberately leave items out simply to add them back later as chargeable extras.

The only exception would be if we discover an unforeseen structural issue or an existing fault within the property that couldn't reasonably have been identified beforehand. Should this happen, we'll always discuss the options and agree any additional costs with you before proceeding.

Kitchens

Do you design kitchens or just install them?

Both.

Ian, the founder of Property Refit Ltd., has many years' experience designing kitchens for leading national brands and is always happy to advise on layouts, storage, practicality and how to make the very best use of your space.

Rather than producing the final CAD drawings ourselves, we work with trusted kitchen suppliers who create a complimentary kitchen design based on our discussions during the home visit. This gives you professional visuals to refine while ensuring the design is practical, buildable and ready for installation.

Our installation quotation is then prepared using this agreed design, providing an accurate cost from the outset.

Can you work with my existing kitchen designer?

Absolutely.

If you've already worked with a kitchen designer or have plans from another supplier, we're more than happy to work from those drawings. During the home visit we'll review the design, discuss any additional building or interior works and ensure everything can be installed as intended.

Do you supply kitchens or just install them?

We can do either.

Many clients choose to use one of our trusted kitchen suppliers, allowing us to coordinate both the design and installation process. However, if you've already purchased your kitchen, we're equally happy to carry out the installation as part of a complete kitchen refurbishment.

Which kitchen suppliers do you work with?

We're happy to work with whichever supplier you choose.

Many of our clients choose suppliers such as Benchmarx Kitchens & Joinery, Howdens Joinery or DIY Kitchens. These suppliers offer an excellent range of quality kitchens, reliable product availability and professional CAD design services.

Can I use my own kitchen supplier?

Certainly.

We're experienced in installing kitchens from a wide range of manufacturers and suppliers. Whether you've purchased a bespoke kitchen, a trade kitchen or an online kitchen, we're happy to install it as part of your project.

Do you carry out all the trades required for a kitchen installation?

Yes.

A complete kitchen installation typically requires plumbing, electrical work, plastering, tiling, flooring, decorating and joinery.

Rather than asking you to organise multiple contractors, Property Refit Ltd. manages every aspect of the project under one roof, providing one point of contact and one coordinated installation programme from start to finish.

Will my kitchen need electrical or plumbing upgrades?

Not always, but occasionally.

If your existing consumer unit is outdated or doesn't have sufficient capacity for additional appliances, an upgrade may be recommended to ensure the installation complies with current electrical regulations.

Similarly, all plumbing is renewed where necessary as part of the installation, ensuring your new kitchen performs reliably for years to come. If additional upgrades such as a new boiler or water treatment system are required, we'll discuss these with you during the planning stage.

Can you install underfloor heating in a kitchen?

Yes.

Whether you're planning electric or water-fed underfloor heating, we'll advise on the most suitable solution for your property and incorporate it into the overall kitchen installation.

Do you install kitchen lighting and LED features?

Absolutely—and we'd encourage you to consider it.

Thoughtfully designed lighting transforms how a kitchen feels. Under-cabinet lighting, plinth lighting, drawer lighting and feature LED lighting can dramatically enhance both the appearance and practicality of your kitchen, creating a space that's equally enjoyable during the day and in the evening.

Can you move walls or reconfigure layouts?

Yes.

Reconfiguring the layout of a kitchen is often the biggest improvement you can make to how the room functions.

While we don't undertake structural engineering ourselves, we regularly coordinate internal layout changes and work alongside structural specialists where required, allowing us to create larger, brighter and more practical kitchen spaces.

Do you install flooring as part of the kitchen project?

Yes.

Whether you're choosing porcelain tiles, luxury vinyl flooring (LVT), laminate or engineered timber flooring, we can complete the flooring as part of your kitchen installation or as a standalone interior project.

Can you tile walls and floors as part of the kitchen installation?

Certainly.

Kitchen tiling is one of our specialist areas, whether that's splashbacks, feature walls or full floor tiling. We'll also advise on layouts, tile sizes and finishes to help create a kitchen that's both practical and visually striking.

What happens if my walls or floors aren't straight?

That's perfectly normal—particularly in older and period properties.

Before installation begins, we'll prepare walls and floors where necessary to ensure cabinets, worktops, tiling and flooring are installed correctly. Taking time to prepare the background properly is essential if the finished kitchen is to look its best and stand the test of time.

Do you work in large or open-plan kitchens?

Very much so.

Modern kitchens have become the heart of the home, often combining cooking, dining, entertaining and family living within one space.

We particularly enjoy designing and installing kitchens that balance practicality with beautiful interior design, creating spaces that genuinely improve everyday living.

How long will my kitchen be out of use?

Every project is different, but most kitchen installations take around three weeks.

The exact programme depends on the amount of additional work involved, including electrical upgrades, plastering, flooring, decorating or structural alterations. We'll provide a realistic installation schedule before work begins, so you'll always know what to expect.

Can you install integrated appliances?
What happens during the initial home visit?
Do you install boiling water taps or specialist appliances?

Yes.

From boiling water taps and integrated coffee machines to wine coolers, steam ovens, filtered water systems and specialist appliances, we're happy to install a wide range of products as part of a complete kitchen installation.

Will I still have access to water during the installation?

Yes.

Your water supply will only need to be turned off for short periods, typically no more than a couple of hours at a time. We'll always let you know in advance, ensuring any interruption is kept to an absolute minimum.

Can you coordinate delivery with installation?

Yes.

We'll coordinate delivery dates with the installation programme to ensure everything is ready before work begins.

Kitchen deliveries usually arrive a few days before your installation date, so you'll need a clear storage area of approximately 3m × 2m, such as a garage, conservatory or spare room.

What finishes should I choose for longevity?

There's no single right answer—it depends on how you use your kitchen.

During your home visit we'll discuss the advantages of different cabinet finishes, worktops, flooring, lighting and accessories, helping you choose materials that balance appearance, durability, maintenance and budget.

Our aim is always the same: to create a kitchen that still looks and performs beautifully many years after it's installed.

Can Property Refit Ltd. install my kitchen and complete the rest of the room too?

Yes. In fact, that's exactly what we specialise in.

A new kitchen often involves far more than simply replacing cabinets. Plumbing, electrical work, plastering, flooring, tiling, decorating, lighting and even space reconfiguration are all commonly required.

Rather than asking you to organise several different contractors, Property Refit Ltd. manages the complete project from initial home visit through to final decoration. The result is a beautifully finished kitchen, one point of contact throughout and a far less stressful experience.

Bathrooms

Will I have a toilet during my bathroom installation?

If your property has just one toilet, we understand this is often our customers' biggest concern. That's why we reinstall your WC at the end of every working day whenever possible, ensuring you always have access overnight.

If you work from home or simply prefer complete convenience, we can also advise on temporary portable toilet hire for the duration of the project.

How long does a bathroom installation take?

Every bathroom is different, but most of our bathroom installations are completed within approximately three weeks.

Smaller, more straightforward bathrooms may take less time, while larger bathrooms, wet rooms or projects involving extensive plumbing, electrical work or structural alterations may take up to four weeks.

Before work begins, we'll provide you with a realistic programme so you know exactly what to expect.

Do you install bathrooms more often than other projects?

Yes.

Although Property Refit Ltd. specialises in complete interior refurbishments, bathroom installation is our core speciality and the type of project we undertake more than any other.

Our experience allows us to anticipate challenges before they arise, coordinate every trade efficiently and deliver bathrooms that are built to perform for many years.

What makes Property Refit Ltd. different from a local plumber?

There's a significant difference between a plumber who installs bathrooms and a company dedicated to complete bathroom installation.

A typical plumber may complete the plumbing but often relies on other trades for electrics, plastering, tiling, carpentry, flooring and decorating.

We provide every trade required under one roof, managing the entire project from design through to completion. That means one quotation, one point of contact, one programme of works and one team working to the same standard throughout.

Do you carry out all the trades required?

Yes.

Every bathroom installation includes all of the specialist trades required to complete the project properly.

This includes plumbing, electrical work, tiling, plastering, flooring, carpentry, decorating, lighting installation and all finishing works.

Because we coordinate everything ourselves, you won't need to organise separate contractors or worry about different trades trying to work around one another.

Can you help with bathroom design?

Absolutely.

Bathroom design is one of our greatest strengths.

During your free home visit we'll discuss how you'd like the room to look, how you use the space and any practical improvements that could enhance the finished bathroom.

We'll then work alongside one of our trusted design partners to provide free CAD bathroom visuals, giving you a professional design before installation begins.

Do you work with Easy Bathrooms or other suppliers?

Yes.

We regularly work with Easy Bathrooms, particularly their Bicester showroom, but we're equally happy to work with other independent bathroom retailers or national suppliers if you've already chosen your products.

Our focus is always on ensuring the design works perfectly and can be installed to the highest standard.

Do you install wet rooms?

Yes.

We install both traditional bathrooms and fully waterproofed wet rooms.

During your home visit we'll discuss whether a true wet room is the best solution or whether a low-profile walk-in shower may provide the same appearance with fewer compromises.

Our advice is always based on what's right for your property rather than simply following current trends.

Can you install underfloor heating in a bathroom?

Yes.

Electric underfloor heating is an excellent addition to many bathroom renovations and is particularly effective beneath porcelain or natural stone tiles.

It provides even, comfortable warmth while freeing wall space that might otherwise be occupied by additional radiators.

Do you use tile backer boards?

Always.

We never tile directly onto standard plasterboard within wet areas.

Instead, we install high-performance waterproof tile backer boards, which provide a far stronger, more stable and moisture-resistant surface for modern porcelain and large-format tiles.

It's one of many examples of our 'Fitted for Life' philosophy.

Can you install concealed cisterns and wall-hung toilets?

Absolutely.

Concealed cisterns, floating vanity units, wall-hung toilets and recessed shower niches are all popular features that create clean lines and a more contemporary feel.

Careful planning at the installation stage allows pipework and services to disappear, creating a bathroom that's easier to clean and visually uncluttered.

Do you install LED lighting and illuminated mirrors?

Yes.

Lighting can completely transform the atmosphere of a bathroom.

We regularly install illuminated mirrors, LED niches, feature lighting, ceiling lighting, extractor fans and intelligent lighting layouts that combine practicality with ambience.

Every electrical installation is completed by a qualified electrician and certified where required.

Can you relocate showers, toilets and basins?

In most cases, yes.

One of the biggest advantages of a full bathroom renovation is the opportunity to improve the room layout.

We frequently relocate showers, toilets, basins and baths by reconfiguring the plumbing beneath the floor or within walls, allowing us to create bathrooms that work far better than the original design.

Do you replace old plumbing during a bathroom renovation?

Yes.

Rather than connecting new bathroom furniture to ageing plumbing, we usually replace much of the pipework within the room during the installation.

This gives your new bathroom the reliable plumbing system it deserves while reducing the likelihood of future maintenance issues.

Can you work in period properties or awkward spaces?

Absolutely.

Many of the bathrooms we install are within older homes across Bicester, Oxfordshire, the Cotswolds and Buckinghamshire.

Uneven walls, out-of-square rooms, solid walls and unusual layouts are challenges we're used to overcoming.

We adapt every installation to suit the character of the building rather than forcing modern products into unsuitable spaces.

Do you provide electrical and plumbing certification?

Yes.

Where regulations require certification, we'll arrange everything for you.

Electrical additions are fully tested and certified by our qualified electrician, while any gas-related work is completed by a Gas Safe registered engineer with the appropriate documentation supplied on completion.

Do you charge extra if problems are uncovered?

Our quotations are designed to minimise surprises.

Because we carefully survey every project before work begins, most issues are identified long before installation starts.

The only circumstances where additional costs may arise are if previously hidden structural defects or significant unforeseen issues are uncovered once walls or floors have been opened up.

Should this ever happen, we'll explain the situation clearly, discuss the available options and agree everything with you before any additional work is undertaken.

What happens if the existing plumbing isn't suitable?

We'll always assess the existing plumbing during our survey.

If upgrades such as improved pipework, increased water pressure, a pump or boiler alterations are required, we'll explain why and provide a clear quotation before work begins.

Unexpected issues outside the bathroom itself are uncommon, but if they're discovered we'll always discuss the best solution with you before proceeding.

Can you tile the entire bathroom?

Yes.

Many of our bathrooms are fully tiled from floor to ceiling, although we also create bathrooms using a combination of tiling, decorative panelling and painted finishes.

During the design stage we'll help you choose a finish that suits both your style and your budget.

Will my bathroom be easy to maintain?

That's always our aim.

Do you carry out small standalone jobs?

Can you complete works in phases?

Yes.

Many clients choose to improve their homes over time rather than completing everything at once.

We can divide larger refurbishment projects into carefully planned phases, allowing work to be completed in a way that suits both your budget and your lifestyle.

Can you move a single socket, radiator or tap?

Generally, we only undertake this type of work when it forms part of a wider kitchen, bathroom or interior renovation project.

Do you carry out remedial work following poor installations?

Yes.

If you've experienced problems with a previous installation, we're happy to assess the work, identify the cause and recommend the most appropriate solution.

Products & Materials

Do you install customer-supplied products?

Yes.

We're happy to install products you've already purchased, provided we've had the opportunity to review them beforehand to ensure they're suitable for your project and compatible with the overall design.

Can you advise whether products are suitable before installation?

Absolutely.

We'll always discuss your product choices during the planning stage and advise whether they're appropriate for the installation, ensuring everything works together both practically and aesthetically before work begins.

Will you refuse to install unsuitable products?

Occasionally, yes.

If we genuinely believe a product is likely to perform poorly, compromise the quality of the installation or fail prematurely, we'll explain our concerns and recommend a better alternative.

Our reputation is built on installations that last, so we won't knowingly fit products we wouldn't use in our own homes.

Working Practices & Availability

Do you work in occupied homes?

Yes.

The vast majority of our projects are completed in occupied family homes.

We understand we're working in your home rather than on a building site, so we take great care to minimise disruption, protect your property and leave your home tidy at the end of each working day.

Will I need to move out during the project?

Usually not.

Most clients remain in their homes throughout the installation. Some choose to spend a few days away during the more disruptive stages, but this is entirely a matter of personal preference rather than necessity.

We'll always discuss the programme with you beforehand so you know exactly what to expect.

Do you work evenings or weekends?

Normally, no.

We work during normal weekday hours to maintain a consistent programme and minimise disruption to our customers and their neighbours.

Occasionally, exceptional circumstances may require us to work outside these hours, but only where genuinely necessary.

Costs & Expectations

Are you the cheapest installer?

Usually not—and that's intentional.

Our quotations reflect the time, planning, experience and attention to detail required to deliver a properly managed installation.

Rather than relying on low initial prices followed by additional charges later, we aim to provide accurate, transparent quotations from the outset, with no hidden extras.

How do you price interior refurbishment projects?

Every project is individually assessed.

If your refurbishment includes several elements—such as flooring, built-in furniture, a utility room, cloakroom or decorating—we'll normally price each section separately, giving you complete clarity and flexibility over the work you'd like us to undertake.

Do you provide a detailed scope of works?

Yes.

Every quotation includes a clearly defined scope of work, explaining exactly what is included within the project and, just as importantly, anything that isn't.

This gives both you and us a clear written reference before work begins, helping avoid misunderstandings later in the project.

Can you combine interior works with a kitchen or bathroom renovation?

Absolutely.
